By booking this reservation, you agree to the additional terms and conditions below.
1. Making your booking
Balance: The full balance is due at the time of reservation.
Security Deposit: $500.00 will be requested in addition to the balance already collected, by our partner Superhog who will request the security deposit and complete a ore-checkin process. (It is the guests responsibility to complete the Superhog request within 7 days. Failure to comply with the 7 days requirement, will cancel your reservation). Superhog will email the guest directly to complete the pre-checkin and Security Deposit process. The deposit to be refunded within 28 days of the departure pending property inspection by property management. Any costs incurred, including but not limited to, damage to the property and any contents and excess cleaning will be deducted from this deposit if necessary. Any damages must be reported to the management company immediately.
Payment: Can be made by bank transfer or Visa/Master Card. Payment details will be provided when booking is requested.
Minimum Stay: A minimum stay of 5 days per reservation.
Cancellation Policy:
To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 28 days before check-in.
If guests cancel between 14 and 28 days before check-in, the guest will be refunded 50% for all nights. o If guests cancel after that, no refund will be issued. Must be 21 years of age or older to rent this property.
We will decline/cancel any reservation that does not meet this criteria. The property should not be used by more than the number of adults and children listed in your reservation. The number of people present at the property may not exceed 15 people. It is highly recommended that guests obtain travel insurance to protect their trip and stay with us, in the event of an emergency cancellation which falls outside our cancelation policy.
Note: Booking payment amounts, security deposit, cancelation policy and method of payment may vary depending on the platform used for booking. If a platform is used, their requirements for this section would supersede this paragraph.
2. Confirmation of Booking
The guest will receive an email confirming the reservation, which will include contact information for the hosts. Additional emails will be sent leading up to your arrival, and on the day of your stay you will receive a message with the door code for self check-in at 4:00 PM.
3. Parking
Each vehicle entering the resort must be registered and pay a fee of $20.00 per vehicle which is non- refundable. This fee is paid directly at the club house upon arrival, and your parking tag must be displayed in your vehicle at all times while on the property.
The maximum number of cars allowed by the Homeowner Association (HOA) is 5, which must all be registered with the club house and security. The resort only allows cars/trucks/motorcycles. The following are not allowed: Boats, RV’s and trailers. Parking rules are set by the HOA and are out of our control.
Guests must follow the resort parking rules, parking is only permitted in the driveway and on one side of the street which alternates – even month to even house number and odd month to odd house number side of the street. Absolutely no parking on any grass areas on the house property or resort common areas.
Violators will be towed. It is the responsibility of the guest to attend the club house for any additional questions. The host is not responsible for the vehicles being towed because of a parking violation. No refund or reimbursement for these incidents.
4. Check-In & Check-Out
The guest will receive an email the day of check-in providing them the door code for self check-in which has been programmed to provide access after 4:00 PM.
• Check-in - 4:00 PM & Check out - 10:00 AM
Upon request, early check-in or late check-out maybe arranged based on availability, an additional fee will apply. If the guest does not depart the home by checkout time, additional charges may apply to cover costs incurred by the hosts, including but not limited to moving the incoming guest to another home or having to reschedule housekeeping staff.
In the event of any issues checking-in or checking-out, the guests can contact the on-call property manager who will be available to assist them. The contact information will be provided in the welcome email received on the check-in day.
5. General House Rules
Shoes
We request guests to remove their shoes upon entering the house and to leave shoes at the entrance. This helps us keep the house clean and sanitary for all to enjoy.
Toilets
Guests are prohibited from flushing anything (other than toilet paper). No feminine products should be flushed at anytime. Guests will be charged for damages should unauthorized items be discovered.
Trash/Garbage
Garbage pickup occurs daily from the HOA; therefore, guests are asked to remove their trash and place it in the appropriate bin on the side of the house (garage side). ALL GARBAGE and boxes MUST BE IN 13 Gallon garbage bags. Garbage bags have been provided under the kitchen sink. Failure to ensure all garbage is property disposed of, will result in a fine from the HOA, which will be charged back to the guest. (Please note HOA can issues fines up to $1,000 per incident.) NO LOOSE GARBAGE IS ALLOWED in the bin and nothing beside the bin. On the guests last day, they must dispose of all garbage in the home. Ensure the lid is secure of the large bin due to wildlife in the area that will get into it.
Smoking
This home is a NON-SMOKING unit. We do NOT ALLOW smoking in the house, garage or outside areas around the pool. In the event smoking is required – it must be done outside in the driveway which is the designated area. The garage door MUST be closed to ensure no smoke enters the home. Anyone found to have smoked or vaped in the house, or outside in the enclosed pool area, or left cigarette butts or ashes on outside areas will be charged a minimum $500.00 fee, and if damages or deep cleaning is required the guest will be responsible for those additional costs.
Patio Furniture
We ask that guests, when utilizing the pool lounging chairs to please put a beach towel down to lay on. Chemicals from sunscreens and lotions stain the material, and will help us keep the furniture looking nice and clean for other guests.
Candles/Incense/Lamps
These items are not permitted due to the long-lasting odor, and high risk of fire hazard. If this policy is violated, there will be a deep cleaning charge.
Housekeeping
Housekeeping will not be provided during the stay. If so required, guests can request cleaning from the host, and an additional charge would apply.
Towels, sheets, pillows, and blankets:
These items are not meant for outside use. Furnishing of the premises are subject to change without notice. Furniture, bedding, utensils, or any other property supplied must not be taken outside the home. Loss of these items, as well as damage to the property or furnishings in excess of normal wear, will be charged to the guest. Moving of the furniture inside or outside, or in the games room is strictly prohibited.
Security Camera/System
The property has security cameras placed in the driveway, side of property and common pool area. There is also a Ring Doorbell at the front door. This video footage is not shared (except as required by law) and is recorded for liability reasons in the cases of a break-in, death, injury, etc. and in no way infringes on the guest’s expectation of privacy in these public areas of the property. NOTE: Any attempt at disabling or obscuring the ring doorbell, cameras or smoke detector is prohibited and will result in the immediate removal from our property without refund and a $500 fee.
Quiet Hours
The resort has a 11 PM to 8 AM quiet time policy. We ask our guests to adhere to this policy. No shouting, loud music, or loud voices please.
Parties
Parties are STRICTLY PROHIBITED. In the event of a party, or unregistered guests in the reservation – the guest’s reservation will be cancelled and immediately be removed from the property. The local law enforcement agency will be contacted to assist. There will be no refund of remaining days and the security deposit will be applied for damages and/or deep cleaning.
Pool area
No glass items in or around the pool and patio area. Plastic glasses have been provided in the kitchen.
Visitors
Visitors are allowed on the property with the primary registered guest present. The registered guest is responsible for their visitors while on the property. No overnight visitors are allowed.
6. Internet/Cable
Your host offers guests free wireless internet access and cable television. If services become unavailable due to circumstances beyond our control, the host will dispatch a technician to the property to attempt a repair as soon as possible; however, services are not guaranteed and will not constitute a refund of any kind or relocation to another property. While our goal is to provide continued service, we rely on the expertise of third-party vendors to maintain services. We DO NOT offer pay-per-view channels or events. Guests are not authorized to charge any movies, pay-per-view channels, or events to the home. In such an occurrence, guests WILL BE charged for all applicable fees.
7. Security Camera/System
The property has security cameras placed in the driveway, side of property and common pool area. There is also ring doorbell at the front door. This video footage is not shared (except as required by law) and is recorded for liability reasons in the cases of a break-in, death, injury, etc. and in no way infringes on the guest’s expectation of privacy in these public areas of the property. NOTE: Any attempt at disabling or obscuring the ring doorbell, cameras or smoke detector is prohibited and will result in the immediate removal from our property without refund and a $1.000 fee/penalty will be applied.
8. Air Conditioning / Heating
The house is equipped with central heat and air conditioning. Guests agree that air conditioning shall not be set below 68 F and heat shall not be set above 78 F and that the fan setting be on “Auto”. Doors and windows shall be closed at all times.
9. Towel, Linen and Supplies
Your hosts supply a generous amount of products including paper towels, toilet paper, hand soap, dish washer soap, and trash bags. Additional supplies and replenishments are the responsibility of the guests. Please be respectful of bed sheets and towels (normal wear and tear is expected). Makeup/foundation, face medication/creams, and tanning products will stain and/or bleach linens/towels. We have provided black face clothes in each washroom for makeup removal. Unsalvageable bath towels will incur a fee of $25/each, bed linens a fee of $50/each, and Comforters/Blankets a fee of $100/each.
PLEASE DO NOT USE TOWELS PROVIDED IN THE UNIT FOR OTHER ACTIVITIES OUTSIDE OF THE HOUSE with the exception of the provided beach towels located in the main floor master bedroom walk-in closet.
10. Pool Heat Information
Pool heat is optional, and if the guest wishes to utilize it, the cost is $35.00/day and will be for the entire stay and purchased with the booking. If the guest has chosen not to utilize this service and changes their mind after check-in, the full amount must be paid plus an additional $65.00 service fee to have the Property Management attend to activate the system. No refunds will be given due to incremental weather conditions. Please DO NOT touch the pool equipment at any time under any circumstances. Our pool is on a weekly cleaning schedule, so during your stay a staff member might go to the pool to complete the cleaning. They will not enter the home, and only access the back patio area via the side gate.
11. Assigning or Subletting
Guests shall not assign responsibility nor sublet to other parties.
12. Visiting Pets
Pets are not allowed. Service dogs are permitted, subject to prior agreement.
13. Wildlife & Pest Control
We have monthly pest control services. In Florida, if doors and windows are left open insects and other critters will enter the home. Therefore all doors and windows must be closed 24/7. In the event you are concerned with any critter issues inside the house, it is your responsibility to contact the Property Management immediately. The guests cooperation will be required in order for our team to do a treatment. We do not allow any refund or compensation for this though rest assured that our home is always clean and inspected prior to the guests check-in. Please ensure all garbage is secured in the bin with the lid closed at the side of the house (all garbage in 13 gallon garbage bags), as occasionally raccoon or bear maybe visiting as well in the area.
14. Criminal Activity
Use of property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the property. This prohibition extends to the use of the property's Internet services, for criminal activity, including but not limited to, unlawful downloads or copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the property during your stay. If, during the rental period, any law or ordinance is violated, any drug use occurs in or near the property, or the property is used for immoral purpose, occupancy will be immediately terminated without refund. You and other occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbours, traffic flow, or the community and that will not prompt complaints to the host from police, neighbors, neighborhood, or the HOA (Home Owners Association).
15. Pool & Hot Tub Usage
For both the swimming pool and the spa/hot tub on the property you agree to the following: At no time is there a life guard on duty, you (the guest) are responsible for the safe operation of the pool and are responsible for all persons using the pool and/or spa/hot tub during your stay.
This includes, but not limited to:
1) The risk of injury resulting from possible malfunction of the pool equipment;
2) The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3) The risk of injuries resulting from unsupervised swimmers colliding;
4) NO DIVING ALLOWED;
5) The risk of other injuries resulting from participating in any action In the pool; and
6) you recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that you and your party are assuming.
The owner/management do not accept responsibility in the event of injury or death caused as a result of the use of the pool or hot tub. All children MUST BE SUPERVISED AT ALL TIMES, no diving, no running, and no hoarse playing around the pool, all is prohibited. Plastic glasses have been provided and available in the kitchen to use around the pool area and patio.
Glass items are prohibited in the pool and patio area in the event of breakage. Broken glass could cause injuries to guests and if glass gets into the pool or hot tub, it would need to be taken out of service and drained. Any down time, draining of the pool would result in a damage charge, since there is a significate cost for the draining and cleaning of the pool. When the pool is not supervised, the security gate preventing access to the pool should be completely installed and the side door secured.
16. Appliance Repairs
This property is privately owned but managed by a management company. Should any equipment or appliance require attention, we will work to fix all issues as soon as possible during normal business hours, however we can not issue refunds or make price adjustments.
17. Forgotten Items
We are more than happy to mail back forgotten items. There will be a fee to cover the cost of picking up and mailing the items. Please note that we are not responsible for the things that are being left on the property. Unclaimed items will be disposed of after 30 days.
18. Right to Enter
If necessary, the owner, property manager, agent, or their designated vendors may enter the property in order to inspect or make necessary or requested repairs. Regular vendors to the property including, the pool, yard, pest control, and cleaning services shall be allowed to enter at normally scheduled times.
19. Inspection Checklist
Our management company will carry out a full inspection of the property and will report any issues immediately. Any missing or damaged items will be the full responsibility of the guest.
